It is considered one of Marks Point's most prestigious properties and is expected to take the lakeside suburb into new territory.
Joshua O'Doherty, of LJ Hooker Belmont, has listed what he describes as an "architectural masterpiece" at 91 Marks Points Road.
A guide has not yet been set but expectations are that its sale will surpass the $3.2 million suburb record set when Mr O'Doherty sold a strata titled home at 1/100 Marks Point Road in January.
"This is a very grand house with everything on a grand scale, and it is 1166 square metres of north-facing waterfront land," Mr O'Doherty said.
Gated entry opens up to a winding driveway that leads to the impressive residence. On ground level is a guest suite, an office, home cinema and a spacious open plan kitchen, living and dining area that extends to alfresco entertaining on the water.
Upstairs a luxury master suite with dressing room, ensuite and a balcony looks out over Belmont Bay and there are two additional bedrooms. There is also a double garage with workshop.
The four-bedroom, four-bathroom residence is being sold through expressions of interest with inspections by appointment.
