Hawthorne, one of Brisbane's blue-chip riverfront suburbs, is off to a flying start this year with two neighbouring properties selling in separate transactions for a combined total of $5.25 million.
NGU Real Estate's Emil Juresic recently sold 91 and 93 Elliott St ??? one smashed the street record, while the other was snapped up before construction even started.???
Mr Juresic said last week's sale of 93 Elliott St for $2.6 million was an "off the plan" deal, with seller and developer Dan Holden to start construction on the vacant site in the next couple of weeks.
"The house doesn't even exist. It's a massive result because that block of land is 405 square metres," he said. "And to sell something off the plan for $2.6 million, that doesn't happen every day," he said.
"The buyers of 93 Elliott St are from the northside of Brisbane and just love the Hawthorne area."
Meanwhile, the sale of existing contemporary home 91 Elliot Street, broke the street record when it sold about six weeks about for $2.65 million. The highest previous sale in Elliot Street was $2.36 million.
"Both sales reflect the Brisbane market conditions and more specifically, the health of the luxury market," Mr Juresic said. "There's a demand for quality property across Brisbane."
"I've got ten more properties being launched on the market in the next couple of weeks, all are well over $2 million, and I will sell them almost faster than I can list them."
Mr Juresic plans to to get a "trifecta" of sales when he lists another house in the street and hopes to break the record again.
"There's a third house coming on the markets in the next few weeks, I'm hoping to get more money for it. It's number 95," he said. "I'm going for the trifecta."
