We’ve all heard the disaster stories about building a new home. But how do you select a builder you can trust and how do you escape the pitfalls?
Jeff Dennis, sales manager at Better Built Homes shares his three top tips.
QUALIFICATIONS
Consider checking a builder’s qualifications before making a commitment to ensure they have the appropriate licence and experience.
According to Mr Dennis, builders should be members of the Housing Industry Association (HIA) or Master Builders Association (MBA) and they should be fully licensed with the NSW Department of Fair Trading.
Mr Dennis said builders should be able to provide testimonials from clients, but that you should also check a former clients experience.
It’s important to ask questions, such as ”were projects finished and hassle free?”, “If there have been any issues, did the builder attend to them quickly?”

STANDARDS
The Better Built Homes sales manager also said it’s crucial to consider if the builder can provide the quality of fittings and fixtures you expect in your home.
Some builders use basic, poor quality fittings as standard and could consider essential items as extras.
Most builders have a range of designs with different facade options. It’s a good idea to check if the designs will fit into your block of land. You should also be able to make changes to standard designs.
TENDERS
Mr Dennis warns people to watch out for home builders who offer free tenders as often the price given will not be fixed. This means the final cost is unknown and the bank might not release the loan until there’s a fixed price.
By paying a fee for the tender process you allow the builder to conduct thorough investigations into your block, such as contour surveys and soil tests. This enables the builder to draw up a comprehensive plan and schedule for your build.
