A group of 34 Stanhope Gardens homeowners have teamed up in an attempt to increase the selling value of their homes.
With high-rise buildings set for the area as part of the precinct development plan surrounding the future Kellyville train station, the residents have banded together in an attempt to sell their homes together as one block of land to developers to maximise their home’s selling price.
The move comes as north-west residents got their second chance to view the precinct plans surrounding the future Sydney Metro Northwest train stations last week.
The homeowners all live in the Newbury Estate, an area earmarked for development under the plan, with six-storey apartment buildings planned for the area.
One of the residents in the group, John Blair, said the homeowners came together inspired by the success of a similiar group in Castle Hill in 2014.
In that case, a group of five homes in Garthowen Crescent, a couple of hundred metres from the future Castle Hill station, sold together for more than $20 million.
“Their houses sold for three-and-a-half times the market value because they were next to one of the train stations,” Mr Blair said.
While the group has only come together in the last two weeks, initial negotiations with real estate agents are underway.
After living in Stanhope Gardens for the last four years, Mr Blair said the future rail line is one of the best things to happen to area.
However, he admits many residents living near the stations may be wanting to move if the re-zoning plan is finalised.
“I think some people won’t want to stay living in the middle of all these,” he said.
Mr Blair said the grouping of homeowners is a “good way to meet the neighbours”.
“After getting the neighbours together, there seems to be a consensus of doing something here, but we’ll wait until the submissions [on the re-zoning] are finalised.”
Submissions on the re-zoning around the Bella Vista and Kellyville stations close on February 28.
