A showroom and office in Hawthorn was sold at auction for $2 million to an investor who plans to lease it out. Gorman Kelly agent Chris Alcock said the 85 Riversdale Road property was 385 square metres and featured two offices, a kitchen and five car parks
HAMPTON
A two-storey property held by the Kaufman family for more than 30 years in Hampton has been sold for $1.4 million. Fitzroys agent Mark Talbot reported that 411 Hampton Street, Hampton, is 164 square metres and features a shop plus a two-bedroom dwelling. Part of the property is leased for $16,320 annually.
MCKINNON
Gross Waddell agents Benjamin Klein and Raoul Salter brokered the sale of 1/162 McKinnon Road, McKinnon, at auction for $822,500. The single-storey property was sold vacant and features an outdoor patio and on-site car parking.
KEW
An overseas developer has paid $7.6 million for a 1334 square-metre property in the heart of Kew. Savills brokered the sale of 140-142 Cotham Road, Kew, which has a permit to develop 33 apartments and four stores.
SOUTH MELBOURNE
A four-storey office building sold at auction by agent Matt Walsh of Blount Osborne Walsh for $2.6 million. A local builder-developer purchased 79-81 Palmerston Crescent in South Melbourne, which is 1007 square metres in size and comprises seven separate tenancy areas.
Agent Matt Walsh said the property came with a current town planning permit.
CAMBERWELL
Fred Bartlett and Philip Prowse of Prowse Burns Commercial brokered the sale of
980-984 Toorak Road, Camberwell, for $2.3 million. Sold vacant, the 1134 square-metre office plus 320 square-metre shop includes 18 car spaces.
HALLUM
An investor has brought 2/1-5 Marlo Place, Hallum, for $2.5 million. The 1805 square-metre property is leased until 2017. Prowse Burns Commercial agents Graham Burns and Philip Prowse brokered the sale.
ST KILDA
A self-managed superannuation fund has paid $1.4 million for a St Kilda restaurant, resulting in a 5.3 per cent yield. The property, at 194-196 Barkly Street, is 90 square metres. Teska Carson's George Takis said the property has been leased for five years with one five-year option, at $77,070 per annum.
HAWTHORN
A two-storey Victorian-style shop and dwelling has been sold at auction via GrayJohnson.
Agent Rory White said the 191 square-metre property at 121 Auburn Road, Hawthorn, was sold for $1.2 million. The site is currently leased, bringing in $62,140 annually with a 3.4 per cent yearly increase.
NORTH MELBOURNE
Sutherland Farrelly brokered the sale of an office and warehouse at 135-141 Abbotsford Street, North Melbourne, for $2.5 million. The property comprises 574 square metres plus a 117 square-metre mezzanine. Agent Paul Farrelly said the property sold with vacant possession.
OAKLEIGH
An office in Oakleigh has been sold to a private investor for $1.6 million, resulting in a 7.9 per cent yield.
Colliers International's Hamish Burgess, Ben Baines and David Kalb negotiated the deal for the 1698 square-metre 2 Kingston Town Close.
MALVERN
Fitzroys' James Lockwood and Chris Kombi negotiated the sale of 65 Glenferrie Road, Malvern, to a local investor. The 174 square-metre shop and dwelling sold vacant for $1.3 million at auction. It features a two-storey freehold and on-site parking.
LEASE
BRAESIDE
Indoor cricket training centre Radsports has taken out a five-year lease at a 1628 square-metre warehouse in Melbourne's south-east. Knight Frank's Jeremy Lewis and Adrian Garvey negotiated the lease of 3 Haymer Court in Braeside, which will pay a net annual rental of $95,000.
CBD
Women's fashion house, Maggie T, will move into Little Collins Street after it signed a lease via Savills Australia. The 49.5 square-metre store at 279 Little Collins Street will cost approximately $4000 per square metres. Agents Jock Thomson, Michael Di Carlo and Jeremy Marmur brokered the deal and reported the lease was the fashion label's eighth across Melbourne.
CANTERBURY
CPS Technology has taken out a four-year lease at 1/21 Shierlaw Avenue, Canterbury, in a deal brokered by
Colliers International agents Damien Adkins and Travis Myerscough. The 520 square-metre office will cost $260 per square metre.
TRUGANINA
Freight company Rohlig Australia has signed a new lease for a 8730 square-metre warehouse in Melbourne's urban fringe. Number 2 Roussos Place, Truganina, is located in the West Industry Park, and also features an office.
CBRE's Lindsay Davidson and Todd Grima negotiated the 10-year lease on behalf of lessor Goodman.
MOVERS
CBRE Industrial Investments has appointed Ben Mensink to the newly created role as national industrial investment analyst. Mensink has been with CBRE for two years, working in the Melbourne valuations team.
